From a Triangle of Communication to One Team: How a Mount Dora Owner Left Evolve for Corzly
This host bought a half-duplex short-term rental in Mount Dora, Florida last December. The property was already operating as an Airbnb when he purchased it, so he inherited its existing bookings, reviews, and management setup with Evolve and a separate local management company, and kept that arrangement in place for the first several months while he settled in.

"Evolve was kind of frustrating because they would handle everything up until the day of check-in, and then you had to have a second, local management company that took over from there. So there's this almost like triangle of communication between me and both of them, instead of just me directly to one management company."
He noted that this wasn't obvious from the outside. "Looking at Evolve's website, it looks like they handle everything." In practice, guest-facing issues during the stay, like dirty sheets at check-in, went to the local company, not Evolve. Moving to Corzly meant one team owned the entire guest experience, start to finish, with no handoff in the middle.
Cutting out the double commission

"By switching to you guys, because you handle the communication all the way through, I was able to go back to the local management company and say, hey, I just want you guys to do cleaning and maintenance. So you saved a percentage, and now it's just the fees for cleaning and maintenance."
That change also reframed how he thought about value for the fee he was paying. "I don't feel like 20 to 30% is a reasonable number to pay somebody to do that job. I think you said it in one of your podcasts that you're charging something that you'd be willing to pay, that, to me, is the right number." As he put it, the decision ultimately came down to "a combination of the service, you're paying more for a service that was kind of lacking, versus paying less for a service that is encompassing all of the management aspects of it."

Guest issues resolved in minutes
With one team handling communication end to end, response times became a standout for this owner, something he experiences firsthand, since he's based right near the property.
He described a recent example: his property is a half-duplex, and a work truck tied to the neighbouring unit had ended up parked on his side. "I said, hey, can you ask them to move it? And, you know, within probably 15 to 30 seconds, they'd replied to me and sent it off, through Airbnb, to them."

"The dynamic pricing wasn't really there. They didn't have the ability to do anything with orphan days. They didn't have the ability to do two-to-three day minimums on the weekend, one-day minimums during the week, just a lot of the stuff that PriceLabs can do, that you guys utilize."
He also pointed to Evolve's scale as a limiting factor in getting his specific situation addressed. "They're just such a huge company. I've got one Airbnb in Mount Dora, Florida, it's not like I can... even in that exit meeting, it's not like they really took my opinion and did anything with it."
