Why Every Short-Term Rental Host Needs a Direct Booking Site (Even If You Love Airbnb)

Why Every Short-Term Rental Host Needs a Direct Booking Site (Even If You Love Airbnb)

For most of the last decade, building a website for a short-term rental meant picking between two bad options. A generic template that looked like every other listing site, or an agency quote that started around ten thousand dollars. Neither option felt worth it, so many hosts skipped the website entirely and left their entire business sitting on Airbnb and VRBO.

That gap is what led Gil Chan to start CraftedStays. Gil spent over ten years building product and API platforms at companies like Shippo before he became a short-term rental host himself. He hit the same template-or-agency wall every other host runs into, and instead of picking a side, he built the option that was missing.

The Real Cost of Being 100% Dependent on One Platform

Every booking made through an OTA instead of directly with a host comes with a cost that is easy to overlook. OTA host fees typically run 15-20% per booking, which adds up fast across a year of stays. But the bigger cost is not the fee itself. It is what a host loses along with it: the guest's contact information, and with it, the chance at a free, fee-free repeat booking.

When a platform owns that relationship instead of the host, the host is exposed every time that platform changes a policy, an algorithm, or a fee structure. A direct booking channel does not remove that exposure entirely, but it gives a host something to fall back on that nobody else controls.

What a Direct Booking Site Actually Replaces

A direct booking website is not a replacement for Airbnb or VRBO. It is an addition. For a host who has only ever listed on OTAs, a direct site adds a channel where the guest books straight through the host, the host keeps that guest's contact information, and a returning guest can rebook without a platform taking a cut.

That is the gap CraftedStays set out to close. Instead of a generic template that looks like every other host's site, or an agency build that takes months and costs thousands, CraftedStays gives hosts a real, working direct booking site built specifically around their properties.

Meet Aria: Building a Site That Already Knows Your Business

This month, CraftedStays launched Aria, an AI that reads a host's guest reviews, property portfolio, and local market before it builds or edits a site. Instead of starting from a blank page, Aria pulls a host's best reviews into the homepage copy, groups similar properties together so it is obvious what a guest is choosing between, and adds local market context so a guest can see what is nearby without leaving the page.

The result is a site that reads less like a template and more like it was actually built around the properties it is selling. That distinction matters more than it sounds. A guest deciding between a listing and a direct booking option is looking for a reason to trust the smaller, less familiar site. A site that already knows the property, the reviews, and the neighborhood gives them that reason.

Turning a Website Into a Full Booking Channel

A website on its own is not a booking channel. It becomes one when it is treated like one. That means pairing the site with dynamic pricing so direct rates stay competitive with OTA listings, syncing calendars across every channel the moment the direct site goes live, and building a guest communication flow for direct bookings that matches the tone and speed guests already expect from Airbnb.

It also means giving guests a reason to book direct in the first place, whether that is a small perk or a simple incentive, and reviewing direct booking performance every month alongside OTA performance instead of treating it as an afterthought.

Where to Start Without Overhauling Everything

Gil's advice for hosts who want to test the waters is to start small. Add a direct booking option alongside the OTAs a host is already using, rather than pulling listings down on day one. Audit current OTA fee spend, choose or build a direct site, sync pricing and calendars, set a direct-booking guest perk, and review the numbers every month.

None of this requires leaving Airbnb or VRBO behind. It requires building something of a host's own alongside them, so that a host's business is not entirely dependent on a platform it does not control.
